General Terms and Conditions

1. Conclusion of Contract and Payment Terms
Reservations can be made in writing, by phone, or online. The rental contract is considered binding once Fewotessin sends the booking confirmation. By using the services of Fewotessin, accessing the website www.fewotessin.ch , or completing a booking, the tenant accepts these General Terms and Conditions as well as the Fewotessin Privacy Policy (available at www.fewotessin.ch).

Published information (including images) and pricing for rented apartments may be subject to change. Prices and payment terms only become binding with the booking confirmation. If payment is not made on time, Fewotessin is entitled to either demand payment or rent the property to another party without further notice, without any obligation to pay damages, which will result in the cancellation of the rental contract.

2. Additional Costs
Unless explicitly stated otherwise in the contract, usual additional costs (e.g., electricity, gas, heating) are included in the rental price. The all-inclusive price also covers mandatory charges such as final cleaning, linen, tourist taxes, and booking fees. The linen and tourist tax fee is based on the number of persons. Optional additional services (e.g., pets, baby cots, high chairs) are not included in the rental price and are billed separately.

Price adjustments due to changes in statutory charges are reserved.

3. Handover of the Rental Property / Complaints
The rental property is handed over to the tenant in a clean and contractually compliant condition. Any defects or missing inventory must be reported within 48 hours of arrival to the key holder or Fewotessin. If no report is made, the property is considered to have been handed over without defects. Late or non-acceptance of the property does not release the tenant from the obligation to pay the full rental price.

4. Careful Use
The tenant agrees to treat the rental property with care, comply with the house rules, and behave considerately towards neighbors and residents. The rental property may only be used for private holiday purposes. Any other use, such as commercial use, is prohibited. Occupancy is limited to the number of persons specified in the contract. Subletting and assignment of the rental contract are prohibited. The tenant is also responsible for the behavior of co-occupants. In case of serious contract violations or over-occupancy, the landlord may terminate the contract immediately without compensation.

5. Tenant Liability
The rental property must be returned on time in proper condition, including all inventory and cleaned, including kitchenware. The tenant is liable for any damage caused, missing inventory, or if cleaning must be arranged by Fewotessin because the property was not adequately cleaned. The landlord must be informed of any damage immediately. Damages discovered later may also be charged to the tenant. Use of facilities such as swimming pools is at the tenant’s own risk. The tenant indemnifies Fewotessin and the property owner against all claims arising from accidents or damages.

6. Cancellation and Contract Amendments
Cancellation of the contract is possible under the following conditions:

  • Up to 61 days before arrival: CHF 180 processing fee
  • 60–41 days before arrival: 30% of the total price
  • 40–0 days before arrival: 100% of the total price

For bookings made at least 9 months in advance:

  • Up to 91 days before arrival: CHF 180 processing fee
  • 90–41 days before arrival: 50% of the total price
  • From 40 days before arrival: 100% of the total price

A fee of CHF 50 applies for contract changes. This also applies if optional services (e.g., baby cot, high chair) are requested later than 3 days before arrival or booked and paid on the day of arrival.

A replacement tenant can be provided if reasonable and creditworthy. The original tenant remains jointly liable. The date of receipt of the written notification is decisive for calculating cancellation costs. In the event of early departure, the total contract price remains due.

We therefore recommend taking out travel insurance tailored to your needs (e.g., cancellation insurance) to cover costs in case of non-attendance.

7. Events Beyond Fewotessin’s Control
For events beyond Fewotessin’s control (e.g., natural disasters, strikes, power outages, political unrest, construction noise, blocked access roads), there is no entitlement to rent reduction, contract termination, or compensation.

8. Liability of Fewotessin
Fewotessin guarantees proper handling of the reservation and contractual fulfillment. For all damages, the landlord’s liability – except in cases of gross negligence or intent – is limited to a maximum of twice the rental price. Fewotessin is not liable for theft, accidents, burglaries, or negligence by third parties, indirect or consequential damages, or loss of profit. If rental becomes impossible due to unforeseen circumstances (e.g., sale of the property), an equivalent replacement property may be offered. No further claims exist. For partial non-performance, the corresponding proportion will be refunded.

9. Wi-Fi Use
Access credentials must not be shared with third parties. The landlord may block certain content. Paid services are the responsibility of the tenant. Using the Wi-Fi for illegal content, spam, or violations of youth protection laws is prohibited. The tenant is liable for all damages caused by misuse and indemnifies the landlord against any third-party claims.

10. Applicable Law / Jurisdiction

Swiss law applies exclusively. The exclusive place of jurisdiction is the location of the rented property (generally 6600 Locarno).
