1. Conclusion of Contract and Payment Terms<\/b><\/p>

Bookings may be made in writing, by telephone or online. The rental agreement becomes legally binding upon Fewotessin sending the booking confirmation. By making use of Fewotessin\u2019s services, using the website
www.fewotessin.ch<\/a> or completing a booking, the tenant accepts these General Terms and Conditions as well as Fewotessin\u2019s Privacy Policy (available on the website www.fewotessin.ch)<\/a><\/span><\/p>

The published information (including images) and prices relating to rental properties may be amended. Prices and payment terms become binding only upon issuance of the booking confirmation. If payment is not made by the due date, Fewotessin is entitled, at its discretion, either to demand payment or to rent the property to another party without further notice and without any obligation to pay compensation, in which case the rental agreement shall be deemed terminated. <\/p>

2. Additional Costs<\/b><\/p>

Unless expressly stated otherwise in the agreement, the usual ancillary costs (e.g. electricity, gas and heating) are included in the rental price. The inclusive price also includes mandatory additional costs such as final cleaning, linen, tourist taxes and the booking fee. The flat-rate charges for linen and tourist taxes are calculated according to the number of persons. <\/p>

Optional additional services (e.g. pets, baby cots, high chairs) are not included in the rental price and are charged separately.<\/p>

Price adjustments resulting from changes in statutory charges remain reserved.<\/p>

3. Handover of the Rental Property \/ Complaints<\/b><\/p>

The rental property shall be handed over to the tenant in a clean condition and in accordance with the terms of the agreement. Any defects or missing inventory must be reported to the key holder or Fewotessin within 48 hours of arrival. <\/p>

A delayed or failed takeover of the property does not release the tenant from the obligation to pay the full rental price.<\/p>

4. Careful Use<\/b><\/p>

The tenant undertakes to treat the rental property with due care, to comply with the house rules and to behave considerately towards neighbours and other residents.<\/p>

The rental property may be used solely for private holiday purposes. Any other use, including commercial use, is prohibited. <\/p>

Occupancy is limited to the number of persons specified in the agreement. Subletting and assignment of the rental agreement are prohibited. <\/p>

The tenant is also responsible for the conduct of all persons staying at the property.<\/p>

In the event of serious breaches of contract or over-occupancy, the landlord may terminate the agreement with immediate effect and without compensation.<\/p>

5. Tenant\u2019s Liability<\/b><\/p>

On the day of departure, the rental property must be returned on time, in proper and broom-clean condition and with the complete inventory. Dishes, kitchen utensils and appliances must be left clean, waste must be properly disposed of and all personal belongings must be removed. <\/p>

The regular final cleaning does not release the tenant from the obligation to leave the rental property in a reasonable and orderly condition.<\/p>

The tenant is liable for any damage to the rental property, its furnishings or inventory caused during the rental period by the tenant, fellow travellers, visitors or animals brought onto the property, as well as for missing or damaged inventory.<\/p>

If the rental property is left excessively dirty, exceptionally untidy or in a condition requiring work beyond the usual scope of regular final cleaning, Fewotessin is entitled to charge the tenant for the resulting additional cleaning, disposal or restoration costs.<\/p>

Any damage or defects identified during the stay must be reported to Fewotessin immediately. Damage, missing inventory or extraordinary cleaning costs discovered only after departure may also be charged to the tenant retrospectively. <\/p>

The use of facilities belonging to the rental property, in particular swimming pools, is subject to the exercise of due care and compliance with the applicable operating and safety regulations.<\/p>

Fewotessin and\/or the property owner shall be liable for damage or accidents in accordance with the applicable statutory provisions.<\/p>
